Unterschleissheim’s Pegasus Center experiences incredibly high rental demand

Leases for mixed-use commercial space located in northern Munich are highly sought-after

Aroundtown, Europe’s third largest real estate firm, has signed a long-term lease with the Pegasus Center at Gutenbergstrasse 5 in Unterschleißheim.

The organization’s successful lease contracts emphasize the location’s attractiveness courtesy of its optimal accessibility. In addition, the property provides flexible mixed-use space for offices, warehouses, and services on the cusps of Munich.

United States’ IT service provider Cognizant Mobility GmbH is an existing tenant in the Pegasus Center property. The American company is expanding its space within the center by an adding approx. 1,650 sqm. 

Druckerei Gebr. Bremberger GmbH & Co. KG, a family-run medium-sized company with over 75 years of history, signed a lease agreement for around. 2,620 sqm of warehouse and office space as well. The new agreements underscore just how desirable the area is for companies of all sizes. 

The Pegasus Center has a high recognition value. The multi-purpose property offers an extraordinary amount of space. An attached parking garage is connected to two portions of the building. All areas of the building can be accessed from each floor. 

Access to all areas can even be made from the parking deck. Companies can use the Pegasus Center for a variety of uses including service, production, office, and storage. All of these areas are provided under one roof at the Pegasus Center. 

The property’s location has enjoyed an increase in demand thanks to its attractive conditions and connections to Munich courtesy of the A 9 and A 92 freeways. There are also bus and suburban rail connections to the Pegasus Center.

As Europe’s third-largest real estate company, Aroundtown is dedicated to sustainable investment. The organization is firmly focused on income generating properties of high quality. These properties possess the potential for value-add in centrally located areas. Aroundtown’s investments are mostly in Germany and the Netherlands. Aroundtown’s property portfolio is mostly made up of office, residential, and hotel properties. 

Aroundtown is a member of a number of highly influential groups including the European Public Real Estate Association (EPRA), the German Property Federation (ZIA), and the German Sustainable Building Council (DGNB).

The real estate company has achieved multiple EPRA BPR Gold Awards and EPRA sBPR Gold Awards for transparent financial and sustainability reporting. Avisco holds 10% of Aroundtown while Blackrock possesses 5%. Avisco is headed by entrepreneur, philanthropist, and investor Yakir Gabay. Additional Aroundtown shareholders include Vanguard, Allianz, BNP Paribas, Aliance-Bernstein, Dekabank, State-Street, and many other international investor groups. The main bond investors for Aroundtown include ECB, GIC, Union Investment, DB, UBS, CS, M&G, Pictet, Credit Agricole and a number of other major institutional investors.
