The gentleman—referred to as “Carl” (not his real name) by Nolan on his website—has had a house sitting vacant for a while. This property was severely damaged by the previous tenant who intentionally left it in said condition after receiving an eviction notice, which Carl was compelled to file after the tenant had stopped paying her dues. Carl could not pay for repairs, nor did he think anyone would be interested in investing in such a damaged property; thus, he left it vacant.
Over the phone, Nolan had made Carl a purchasing offer, and they were able to close the deal in a matter of weeks. Carl did not have to worry about appraisals, money for repair, open houses, financing contingencies, or the like, which a traditional house seller would go through. His property was purchased “as is,” and he got to be paid immediately for it. This is what NoJo Homes is about.
