Securing a new rental property can involve a ton of hidden costs, from utility setups to movers to elevator reservation fees. For renters looking to reduce those costs, Reusable Tenant Screening Reports offers a solution that saves hundreds of dollars on a key component of the rental application process.

“Our Reusable Tenant Screening Reports powered by TransUnion™ data streamline the rental application process for both tenants and landlords,” explains Derek Exley, Founder and President of Reusable Tenant Screening Reports. “It’s a platform that saves renters time and money, reduces stress, and fosters transparency across the entire application process. And it also gives landlords a way to conveniently and confidently view screening reports at no cost to them. Essentially, everyone wins with Reusable Tenant Screening Reports.”

Reusable Tenant Screening Reports is a Colorado Springs-based platform that modernizes the rental application process by providing tenants with a fully reusable (also known as portable) state-compliant screening report. With a focus on tenant empowerment, cost savings, and compliance, Exley built Reusable Tenant Screening Reports to address the inefficiencies and high costs of traditional tenant screening.

“I was inspired to develop the Reusable Tenant Screening Reports platform after I experienced firsthand how frustrating it is to fill out and pay for a fresh screening report with every application,” Exley says. “As I looked for a solution that could save time and money, I discovered there were laws that legalized Portable Tenant Screening Reports (PTSRs), some states call them Reusable Tenant Screening Reports (RTSRs), that could be used multiple times after paying only one fee, but no provider was offering them. So, I solved the problem for renters by creating Reusable Tenant Screening Reports.”

Giving renters up to 150 screening reports for one low fee

A Reusable Tenant Screening Report, also known as a Portable Tenant Screening Report depending on the state in which it is issued, brings together credit, address, criminal, income, employment, and eviction history information in one report. The reports, which are able to be provided by third-party vendors to ensure the information they contain is accurate, serve a key purpose in the rental application process by allowing landlords and property managers to assess potential tenants applying for a lease.

Until recently, the reports weren’t reusable, which meant consumers were forced to obtain a new report and pay a new fee for each application. Reusable Tenant Screening Reports powered by TransUnion™ data changes that by allowing one report to be shared with up to 150 landlords or property managers within 30 days.

“We designed the Reusable Tenant Screening Reports platform to facilitate tenant empowerment, cost savings, and compliance,” Exley says. “It saves time, money, and reduces friction in competitive rental markets by addressing the inefficiencies and high costs of traditional tenant screening.”

Landlords have a trustworthy tool for finding the right renter

With Reusable Tenant Screening Reports, prospective tenants start the process by creating an account, completing an application, and inviting potential landlords and property managers to view the report. Once invited, landlords and property managers can access the Reusable Tenant Screening Reports’ website at no cost to them.

“The Reusable Tenant Screening Reports platform ensures screening reports have not been altered, which allows landlords and property managers to proceed with confidence,” Exley says. “It’s a solution that streamlines the leasing process, which means less time spent trying to find renters as well as less time with vacant properties that aren’t earning any income.”

Exley and his team have gone to great lengths to make sure the content of Reusable Tenant Screening Reports is complete, reliable, and state compliant. By tapping into TransUnion™ data for verification, Reusable Tenant Screening Reports delivers information that can be counted on to evaluate risks responsibly.

“While other companies are involved in several facets of the residential rental space, our sole focus and mission is to provide shareable tenant screening reports to benefit the consumer in the rental application process,” Exley asserts. “And we’ve made sure those who use the reports can proceed with confidence as we have become members of the National Consumer Reporting Association and have been certified under Fair Credit Reporting Act guidelines.”

Helping tenants move quickly when opportunities arise

Statistics show that, in today’s real estate market, an average of nine renters compete for each available property. With that level of competition, renters who can provide a tenant screening report quickly and reliably have an edge. Utilizing Reusable Tenant Screening Reports is an easy and cost-effective way to gain that edge.

“Reusable Tenant Screening Reports puts prospective tenants in the driver’s seat during their residential rental search,” Exley says. “The reports are available quickly — immediately in many cases — which reduces the time needed for the rental property to complete its screening. And with no repeat fees, renters can feel comfortable applying to more places. It’s the perfect tool for securing the rental you are after quickly, easily, and without racking up a ton of screening fees.”
