As a homeowner, it is necessary to understand the importance of the home’s roof. It provides stability for the home and protection from the natural elements. To keep the home protected year to year, a roof requires a certain level of maintenance and care. This guide will help homeowners provide the roof with the care it needs.

Professional roofers are skilled in identifying many problems that can go unnoticed by the novice. For example, it can be hard to identify minor cracks in the flashing around the roofing materials. Missing minor problems on the roof could lead to water seeping into the roof and making its way into the home. This water could lead to serious damage to the entire structure of the roof. Ultimately, these issues could make the cost-saving DIY project far more expensive.

Roof Inspection

A roof requires regular inspections. These inspections should be performed at least once a year and again after a major storm event. For some older roofs and those exposed to various threats, the roof may need to be inspected more often.

Homeowners, if choosing DIY, should inspect the roof thoroughly for missing or damaged shingles. In addition, cracks or damage around the flashing should also be identified. Getting on the roof for the inspection is beneficial for this inspection, so it is important to use proper safety equipment for this job.

During this time, the roof should also be inspected for mold growth or water pooling. It is also a good idea to use this opportunity to check the gutters for debris. Keeping the gutters clear and properly flowing will help protect the roof from damage as the gutters channel the water from the roof away from the home.

Many roofing companies offer maintenance plans for homeowners. These plans provide regular inspections of the roof and may even offer discounts for repairs and replacement. These plans can help homeowners remember to have this maintenance performed every year.

Timely Repairs

If during the inspection or at any time damage is identified, homeowners need to make the repairs as soon as possible. Timely repairs are vital to the durability and protection of the roof. There are professional roofers available to provide these services with quality materials and often with warranties on their work.

Even if planning to DIY the repairs, homeowners must not delay this work. Even minor damage can turn into major problems if left long enough. One missing shingle could leave the roof vulnerable to water and ice. Over the winter months, the freezing and thawing of water can create major damage to the roof. Timely repairs will prevent that.

Roof Replacement

A typical roof will last 20 years or more with the right care and maintenance provided. Homeowners should begin planning for the new roof when they start getting close. Although roof replacement is another task homeowners could perform themselves, there are many reasons to hire a professional.

A professional is able to safely and efficiently replace the entire roof of a home. They can ensure that the roof is installed to the proper specification to ensure that it lasts its lifetime. In addition, the roof will come with a warranty that protects homeowners if there is a problem. As important as a roof is, it deserves proper care throughout its lifetime.
