If you want more listings, Cold to Sold Agent is rapidly becoming the preferred source for Realtors and it’s becoming evident, this isn’t something you want to sleep on in this market.

Cold to Sold Agent (Cold to Sold) was founded by Jayde Gorling in 2018, after several years working in both the financial and telecommunication industry, she decided she wanted to see advertising done differently and went out on her own. It wasn’t long until Jayde realized she needed a Sales Automations Engineer, which is how she found her second part, Zachary Syrnyk. About a year following their partnership, they met their third partner Roy Hoss who specializes in sales operations.

The idea of doing advertising differently stemmed from her dissatisfaction with advertising for immeasurable purposes, and she wanted to be able to directly measure the correlation between advertising dollars and sales.

This is exactly why they began doing online direct response marketing lead generation. So they could track the entire sales journey from clicks to the commission.

The service they sell today was created by them, for them. In other words, they created this system to buy off-market homes for themselves. As the market began to turn and seller leads came into high demand, they decided to shift their approach from a historical buyer lead standpoint.

They already knew these systems worked as they were able to go under contract on just shy of 100 houses in their first year as real estate investors.

They began selling their seller lead service to other Realtors and the feedback from their clients was positive. How do they do it?

While most lead generation sources utilize Facebook & Instagram ads due to their ease of use and low barrier to entry – Cold To Sold noticed the quality on these platforms was insufficient for Real Estate.

The primary reason is that Facebook & Instagram use push marketing to create brand awareness. What that means is, they push ads to users, regardless of if that person has a problem or is looking for a solution. Which is great for things like online stores or creating general product/brand awareness.

If you’re looking for sellers or listing leads, Facebook & Instagram ads for lead generation are not ideal.

For sellers, it’s all about getting in front of someone who is actively looking for an agent to list with. You want to pull them to your brand. Where do people go when they are looking for something? They Google it. Google ads alone, however, can be costly and competitive. If you don’t have one of the top spots, you’re dead in the water. Making it a red ocean in almost any city.

There’s a loop-hole, and Cold to Sold found it.


YouTube is owned by Google, and YouTube places ads all over the search network. In banners, on blogs, right on YouTube, their ads can be found everywhere. Since they are owned by Google, they use Google’s data to serve ads to people who are actively “Googling” something. Ie. Realtors near me. The best part is, your competition can pay for a top spot on Google, and your video ad can show up right on their blog.

The barrier to entry with YouTube ads is intense. The learning curve is long, and testing can take months and even years. This is why there is little competition for Cold to Sold. They’ve invested over 7 figures learning how to get low-cost, high-quality seller leads and it took them over 2 years to get as good at it as they are today.
